Les Bouysses is on the edge of Duravel, a small town about midway between Cahors and Villeneuve sur Lot. It sits at the end of a cul de sac off a quiet no through road that leads down to the river.
With views across fields and vineyards it is extremely peaceful, and a quiet break is assured.
It is also midway along the Vallée du Lot cycle route that runs along the Lot valley, and the route can be accessed within 200m of the house, or for more testing cycling, immediately north of Duravel the landscape rises into the chestnut covered hills of the southernmost Périgord and Bouriane, or across the river and over the ridge is the beautiful rolling country of the Quercy Blanc around Tournon d'Agenais and Montaigu de Quercy.
For house hunters or those seeking a longer term stay in the area, possibly as a base to explore South and West France, Les Bouysses would be an excellent choice.
Entering through the gates there is a gravelled parking area suitable for at least 2 cars.
A delightful feature of the house is the sheltered terrace that runs around the eastern and southern elevations of the house offering cool shade in the heat of the day, or a most delightful place to enjoy breakfast.
From the parking area, follow the terrace round to the normal 'working' entrance with a wheelchair ramp installed over the low step into the house.
LOBBY / UTILITY AREA - Washing machine, fridge freezer, laundry area. This leads through to
INNER LOBBY / LIBRARY . Doors off lead to Bedroom 1 (below) and
SPACIOUS LIVING AREA - A very generous space includes KITCHEN and DINING area and a comfortable LOUNGE AREA.
The modern Kitchen includes a good run of fitted units, and an island unit with a 5 ring Induction hob and electric oven combination, extractor over. There is an integrated fridge, dishwasher, microwave, coffee maker and a good range of other appliances and utensils.
The Dining table comfortably seats 6 people
2 armchairs and a 2 seater sofa beside the fireplace provide comfortable seating in sight of the satellite TELEVISION offering English and Dutch channels
There is also a wood burner for additional heating if required. There is underfloor heating throughout the house as well, so all year round occupation in comfort is not a problem.
A door leads through to the MAIN HALL with storage cupboards and a wc.
Off the hall a door leads into BEDROOM 2 with Double bed, Glazed doors onto the garden, Wardrobe and Chest of drawers.
A door leads to the 'Jack and Jill' style quality SHOWER ROOM with double basin, walk in shower with handrail, and wc.
A second door from the bathroom leads to the very spacious BEDROOM 1 with a King size double bed, wardrobe, chest of drawers and double doors opening onto the garden.
THE GITE
Across the parking area, converted from the original garage is a spacious Double bedroom
It has an ensuite shower room and also a basic kitchenette for refreshments and simple snacks.
This is available as an option.
Carefully planted trees and shrubs add to the shelter of the covered terrace around the house, and a large selection of outdoor furniture and loungers is available to make the maximum use of the outdoors.
A gas barbecue is supplied.
The fenced garden extends to about 2500 sq m, all grassed, and is secured by electric gates.
Dogs are welcome at Les Bouysses.
It is a short walk or cycle ride to the old Fumel to Cahors railway line, parts of which have been converted into cycle and footpaths, and this is where cyclists join the Vallée du Lot cycle route
A walk of 5 - 10 minutes will get you into Duravel with a reasonable selection of shops, groceries and restaurants available. For supermarkets and larger shops, Prayssac and Montayral are about 8km in either direction.
Much activity in the area surrounds the river Lot with kayaking, fishing, boat trips and more available at several points along the river.
Les Bouysses overlooks vineyards, and one of the nearest neighbours is the Clos du Chene winery which is open for tasting and purchase of its wines. Clos du Chene is just one of literally hundreds of wineries within a few miles of Duravel which is close to the heart of the Cahors AOC wine producing area with a reputation for deep red wines principally from Malbec grapes.
This area of south west France with a range of soils is ideal for a wide range of fruits, vegetables and other crops: besides acres of soft fruit orchards you will see nut groves, fields of melons, vegetables and of course sunflowers and cereals.
All of these will be available at local markets held somewhere near every day of the week: Prayssac market on a Friday has the finest selection of food vendors of any market in the area, and Montsempron Libos on a Thursday the widest selection of stalls of all types.
Much food also finds its way into restaurants, and there is a very good choice of places to eat out at very reasonable prices.
Duravel is an excellent base to travel in any direction with the spectacular limestone features and caves to the east around Cahors, the level Vale of Garonne to the west, the chestnut covered hills of the Périgord Noir and Bouriane to the north, and the rolling countryside of the Quercy Blanc to the south. It is an area rich in history, natural history and more to keep the inquisitive and observant happy.
For a city experience, Toulouse with its history, food and aerospace is around 90 minutes away by car, and Bordeaux, arguably the wine capital of the world, a little further: Both have riches of architecture and culture and plenty to explore.
