Les Arbres is a large house which has been well modernised for family use. The house gets its name from the good number of mature trees that screen it from the quiet country lane through the hamlet in which Les Arbres is situated. There are fewer trees on the south side of the house, and with the slope of the garden having a southerly aspect, the house and pool terrace is a natural sun trap, and totally private. The pool and other facilities are exclusive to the Guests staying at the house.
Situated in a small hamlet just a mile from Montaigu de Quercy, access to both Montaigu de Quercy, Lauzerte and further afield is quite easy, and shopping is available at both towns as well.
Accommodation is well arranged over two floors, and suitable for all families and groups. It can be easily divide into 6 + 4 if suitable for a party. A good range of other rooms offers members of the party the chance to have their own space indoors if they so wish.
A secure coded gate off the road through the hamlet gives access to Les Arbres, and a gravel drive leads to a good parking area beside the house for several cars. A fence surrounds the whole garden offering security for children playing.
Entering the main family Kitchen, there are a good range of fitted kitchen units. Equipment includes a hob and oven with extractor over, microwave oven and dishwasher. There is a small table and 6 chairs in the Kitchen for informal dining.
The colour scheme throughout Les Arbres is neutral with lighter pine type wood giving a pleasant warm contrast in living and bedrooms alike.
From the Kitchen a door leads through to a large Sitting room and Dining room.
The Sitting room, with a substantial fireplace, has large leather covered sofas and the television unit in one corner with satellite TV connected.
The Dining room has a large family dining table, and glazed doors open onto a covered balcony overlooking the pool, and with steps down into the garden.
A second door from the Kitchen opens into the Hall, and the grand Front door to the house. A small Store room off the hall has French doors that open onto a small covered balcony, again overlooking the pool and garden.
The Hall also leads on to three bedrooms: Two Double rooms and a Twin room. In this wing of the house there is a Bathroom with twin basins, and a separate wc.
Stairs down from the Hall lead to the Lower level, which could provide self contained accommodation for 4 people if required: Two bedrooms, a Double room and a Twin room with Bunk beds are complemented by two Shower rooms and a separate wc. The larger Shower room doubles as a Laundry room, with washing machine, tumble drier and ironing board.
Downstairs there is also a lounge and kitchen which has access onto the pool terrace.
The Lounge has large sofas with a television, and there is a small dining table.
The adjacent downstairs Kitchen is a compact fitted unit with hob and oven amd fridge/freezer. A door opens onto the pool terrace making this an ideal place for preparing food for outdoor meals.
Les Arbres has a very good selection of recreational items including boules, table football, table tennis and more, making it a great place to have a break with active children.
Les Arbres benefits from a very large garden and is set in the middle of the plot, giving a good degree of privacy from the few nearby properties with similar sized plots and layout. There is plenty of space for outdoor games and recreation within the fenced boundaries.
Just outside the covered area near the family Kitchen door is a very large built in charcoal barbecue that will handle a large feast for a large family. An Outdoor dining table with shade is provided.
The pool terrace is in open sun, and wooden loungers and shades are provided.
The Swimming Pool measures 15 x 7.5m with safety provided by a hard cover. Purity is controlled with salt, and the pool can also be heated (at cost). Roman steps provide easy entry and exit from the water.
Boules, table tennis and a selection of bats, balls and racquets are provided to keep the energetic occupied.
The recent addition of a hot tub and solar shower (not shown in some images) along with outdoor furniture make an attractive area at the far end of the pool for a calm summer evening.
Les Arbres is in the centre of an area of great natural beauty, and you will not have to go far to find great landscapes as you drive.
The area is full of small charming villages and hamlets, and it is easy to get the flavour of rural France wherever you travel. The larger villages and towns are listed in the general area information, the nearest being Lauzerte and Montaigu de Quercy which are both medieval hilltop bastide villages with narrow streets, medieval timbered houses and spectacular views from the ancient stone walls.
Montaigu de Quercy has a water park with a large beach area, pedalo and canoe hire together with restaurants and bars - a day at the seaside inland.
The area abounds in produce of all kinds - The Cahors AOC wine area is just to the north, and as you travel around you will see a wide variety of produce being grown - cereals, soft fruit, vegetables, nuts and much more. Many of these products will be found in the markets which are usually held on the same day of the week in the villages, and a list of these is also in the general area information.
