Nestling beside a south-facing meadow under a wooded slope, and with views across the valley beyond, Fompetière is many people's idea of a rural idyllic position. With its own private road in and no immediate neighbours it is also very private, and an excellent place for family and friends to spend quality time together. The amenities of a town are just over 1km away, with Montaigu de Quercy offering good day to day shopping and a selection of restaurants and bars. The house has been modernised and is maintained to a high standard with a good range of equipment and facilities for families and groups of all ages. The garden is also well maintained, and the meadow kept so that that it offers space for guests to relax and enjoy as they feel.
Approaching Fompetiere along its own private road, there is plenty of hard area for parking several vehicles.

The usual entrance is under the open gable end: This area is east facing, and being just outside the Kitchen makes a very pleasant outdoor dining area, enjoying the early morning sun, and an increasing amount of shade as the day progresses. Outdoor table and chairs are provided.
Entering the Kitchen, there is a good range of light coloured units and with light coloured walls, the overall feeling is of a light bright room. A thoughtful layout has provided plenty of working surface. A good range of equipment includes a gas hob, electric oven, microwave, fridge freezer and dishwasher.
Off the Kitchen is a useful downstairs Utility/ Shower room which also has a WC and basin. The washing machine is in this room, along with a range of storage cupboards.
The Kitchen leads into the excellent Dining room featuring a large Dining table with chairs for 10 in front of a substantial traditional fireplace.
Through from the Dining room is the spacious Sitting Room with large sofas and the television. The main front door opens into this room, and from the Sitting room, there is also a glazed door opening onto the rear terrace by the pool, and the stairs to the first floor.
Upstairs is a small landing area off which are a good-sized double bedroom and a twin bedroom.
Fompetiere's bathing facilities are excellent, and on this landing is the Family bathroom, with shower, basin and WC.
A second spacious Twin bedroom is opposite the Bathroom, with wardrobe and other bedroom furniture.
Access to the large Master bedroom with spacious ensuite shower, basin & WC is through this Twin bedroom. This bedroom has exposed timbers and has the east view over the garden high in the gable above the Kitchen.
Upstairs again from the Landing is a large Loft Bedroom with Double bed and ensuite bathroom. There is also a futon which can also become a supplementary bed if required.
Throughout the house, decor is contemporary in style, but carefully blended with original features to present Fompetiere as a modern family orientated house, and with quality comfortable furnishings to provide practical comfort throughout.
The rear garden is extremely private, and well laid out for adult and family times.
The rear terrace gradually opens to the sun during the day and is a fine evening setting overlooking the meadow which slopes up to the woodland beyond. High-quality outdoor furniture is provided.
Steps up lead to the private 6 x 12m pool and sun terrace, and there is also a terrace with quality outdoor furniture which can be accessed from the Sitting room.
The area around the pool terrace is planted with a variety of flowering plants and shrubs, and the meadow is kept at a reasonable length to allow ball games and other activities in absolute safety and privacy.
There are views from the pool terrace and the front of the house over the valley beyond where bird and wildlife can be seen as they travel between the patches of woodland in the area.
A charcoal barbeque is available for guests.
In all, there are about 12ha/30 acres that can be explored.
Montaigu de Quercy and all the village facilities can be reached with a walk of about 1200m.
Fompetière is a short distance from Montaigu de Quercy which has a supermarket and other shops and a good selection of restaurants, some of which are listed under 'The Area' above. For more advanced shopping, Fumel (20km) has a large LeClerc superstore, or Villeneuve-sur-Lot is 30km /20 miles to the west and Cahors 50km/30 miles to the east. Both towns have historic connections, and are both on the River Lot, making interesting visits in their own right.
The area around Montaigu de Quercy contains delightful rolling landscape with many superb views: traffic is generally light, and walking and cycling are popular pastimes. It is principally agricultural and horticultural, with a large range of fruit and vegetables being produced, which will be seen as the area is explored: Many of these will be supplied to the restaurants in the area, and they will also be available at the markets which are held in towns every day of the week: Montaigu de Quercy's market day is on Saturday, and a list of other market days can be found in The Area information above.
Montaigu de Quercy also has its own water park, with a large lake given over to leisure, including bars and restaurants. There is a large beach area, with safe swimming and lifeguards, pedalo and boat hire, tennis courts and other attractions.
Medieval bastide villages, many built on hilltops, are dotted throughout the area and make very interesting visits with tremendous views from the fortifications. Much medieval character is retained with narrow streets lined with timbered buildings throughout, usually leading to a large square with town halls and churches around them. Roquecor, Lauzerte, Beauville and Tournon d'Agenais all have their own individual character and are interesting to visit.
Canoeing, Kayaking, boat hire and fishing can all be found along the River Lot, with the nearest point for these being Port Penne, beside Penne d'Agenais.
