On the edge of a very quiet off-road hamlet near Montaigu de Quercy, Grange d'Avoine is a skillfully converted granary.
Facilities include an extremely large hall or sitting room to accommodate all guests indoors if required, and outdoor furniture as well.

Grange d'Avoine can sleep up to 8 people in 4 bedrooms, 2 double, 2 twins and a mezzanine double with a supplementary single bed.
Through the main door, there are steps leading down to the KITCHEN and UTILITY ROOM
The spacious kitchen has an external door a few steps from the pool terrace, so ideal for preparing al fresco meals. There is also a large square dining table with benches around that will seat more than 8 people if required.
Imaginative use of space for the main kitchen range incorporates Oven and separate hob, microwave, kettle, coffee maker and toaster, and another adjacent run of fitted units includes a dishwasher. Yet more cupboards offer ample storage, and there is a large fridge/freezer.
The Utility Room has ample storage space for all cleaning tools and also houses a Washing Machine.
Back up the stairs past the Main door, the steps open out into the impressive HALL /SITTING ROOM with a large fireplace at one end, and a selection of sofas and armchairs to seat the full party. There is also a BILLIARD TABLE and a piano.
A short flight of steps lead up to a mezzanine area with a screened BEDROOM 4 with a double and single bed and a BATHROOM off.
The BEDROOMS occupy a separate wing just off the Hall, all with interconnecting doors, but also all with exterior doors

Between Bedrooms 1 & 2 is the BATHROOM with Bath, WC and basin.
Grange d'Avoine has a terrace outside the sitting room doors, and the garden has a pleasant southerly aspect overlooking fields and woodland. There is a charcoal barbeque.
The SWIMMING POOL measures 5x10m with integral steps, and loungers and parasols are supplied. (nb the pool is fenced and gated - these pictures were taken when the fence was being refurbished)
The garden has a good selection of trees and shrubs for shade, and the entrance to La Grange is a pleasant au vent shelter.
A large dining table with chairs is provided for outdoor gatherings.

Grange d'Avoine is in a tiny off-road hamlet about 8km from Montaigu de Quercy and Roquecor. Quiet roads and countryside make for excellent cycling and walking expeditions.
The countryside has a great selection of historic attractions nearby, with several medieval hilltop villages nearby, and the UNESCO World Heritage site at Moissac where the Abbey of St Peter and its cloisters have been carefully renovated.
This area of France is renowned for the production of quality fruit, vegetables and other foods, and besides the usual sunflower and cereal crops, you will find nuts, melons, apples, pears, plums, apricots and field-scale vegetables being grown. Many of these find their way to the weekly markets held in towns nearby on every day of the week, or to the evening Marchés Gourmands held in the summer months when all come to town to congregate and eat and enjoy entertainment. The River Lot provides plenty of opportunity for water-based activities with fishing, canoeing, boat trips and more available. To the north of the river Lot, the hills of the Périgord Noir rise, with castles such as Biron to explore.
This part of the River Lot is home to the Cahors AOC wine-producing region, with many wineries open for tasting and direct purchase: The Vallée du Lot et Vignoble website has much information on this.
There are tennis courts for hire at Montaigu de Quercy, and there is also a water park 'Montaigu Plage' with a beach area and lifeguard patrolled swimming available. Boats, pedalos and a tennis court are also available there.
However, many will prefer to enjoy the peace of the countryside and relax by the pool and in the shade at Grange d'Avoine......

Linen & Towels - Bed linen and Towels are included in the price of your booking. Pool towels and baby linen are not included unless otherwise stated.
Baby equipment - If not included in your rental, High Chairs, Travel cots and Play pens are available to rent at £GBP20 /week / item: Please indicate these on your Booking Form.
Arrival & Departure - Guest are requested not to arrive before 16h00 on the day of arrival, and to depart by 10h00 on the day of departure. Bookings in July and August will run from SATURDAY TO SATURDAY.
Cleaning - There is no fixed cleaning charge at this property. Guests are requested to leave the property in the same state of cleanliness as it was found, and to co-operate with any departure requests from the Managers.
End of Stay cleaning at Grange d'Avoine may be available on request: It is at the discretion of the Caretakers/Managers, and must strictly be arranged in advance of your stay. Please contact HL for further information and cost.
Security Deposit - A Security Deposit of £300 will be added to your invoice. This will normally be repaid during the week after your booking ends.
Prices - Using the drop down at the top right of the Calendar, prices can be displayed in £GBP . €EUR or $USD. For other currencies please request confirmation from HL.
Payments - Payments can be by Bank Transfer, Credit Card or cheque. Customers paying by card on UK £GBP accounts can also pay by Debit card.
Booking Procedure: Please submit a Reservation Request Form (blue button 'Book Now' under the Availability Calendar): This will be acknowledged, and we will confirm availability with the Property Managers.
Once confirmed, we will request a DEPOSIT, normally 20% of the Tariff, and hold the booking in your name for up to 3 days while payment of the deposit is arranged.
The booking is confirmed when the deposit is received, and you will receive an Invoice for the balance plus the Security Deposit and any extra items ordered to be paid no less than 8 weeks before the Arrival date (or immediately if the booking is less than 8 weeks away)
When payment of the invoice is received you will receive directions to the property and also access information.

How to make a provisional booking.
Booking - Click on the start date of your holiday, then on the departure date of your holiday. you will then see a pop-up box with the chosen dates and availability. Click the "BOOK NOW" button which will show the provisional booking form to fill out. Enter your details, payment methods and any extra services required then click the continue button at the bottom. You will then be shown a payment summary but you will not be asked to make any payment online
Payment - Payment can be made by any of the following methods in £GBP or €EUR.
