L'Aubade is a charming 13th century cottage, well modernised and undergoing further improvement and redecoration during Winter 2017. It is on one of two streets through the peaceful and delightful village of Montjoi where tradition has been preserved. A very pleasant gentle air is found among the stone paved streets, with many timbered buildings still lining them. At the western end the view opens out across open countryside, and there are several footpaths around the village making it a walker's delight.
The character of the village is enhanced by a number of cows on the green spaces which are interestingly decorated in sharp contrast to the very traditional feel of the rest of the village. Although small, the community is active, and the village is always decorated with flowers, and there are several events in the Salle de Fetes including a regular 'pop up shop'
The accommodation is over three floors at L'Aubade.
Entering L'Aubade from the street you enter the Sitting Room with comfortable seating and an electric fire. A staircase goes up to the first floor.
This leads through to the spacious and well equipped kitchen, with an electric cooker with ceramic hob, worktop oven/grill, microwave oven and a washing machine. There is also a good range of utensils and small appliances.
Steps down lead to a Garden room with a large dining table and chairs, along with a pair of armchairs.
Glazed doors lead onto a patio overlooking the garden and open countryside and there is patio furniture and a large roll out sun shade.
Upstairs from the Sitting Room is a landing, off which are the spacious Master Double bedroom and the main Bathroom with bath and shower over.
A second flight of stairs brings you to the top floor, where off the landing are the spacious second Double bedroom with velux skylight, a large wc in which a shower should be installed in time for the 2017 season, and finally a single bedroom. Please note headroom is restricted in this room, and it is more suitable for children - although not impossible for an adult!
The patio and garden face north east, and are naturally shaded during the heat of the day, although the sun shines beautifully on the far end of the garden, A gate in the fence opens onto a chemin (footpath) which runs around the perimeter of the village and joins with other footpaths that arrive at Montjoi.
The street leads either to the village square with a decorated well, and on to the medieval arch at the main entrance to the village, or down to an open tree lined area where the 'La Cage aux Oiseaux' restaurant overlooks La Place de la Republique with boules pitches and open views away to the west, offering the chance of spectacular sunset viewing.

Montjoi has numerous footpaths around it, and the one shown passes by the gate at the end of L'Aubade's garden: First stop to the west is the 'Table d'Orientation' with its spectacular view to the west over the unspoiled Quercy countryside towards the Garonne Vale.
Montjoi lies in a very peaceful part of the Quercy countryside with a number of small historic villages close by: Across the valley Castelsagrat can be seen, and has some small shops (including a boulangerie) and restaurants, and a little further away are Bourg de Visa and Beauville with a slightly wider selection of shopping. For main shopping, Valence d'Agen is about 10km to the south west of Montjoi, or the larger towns of Moissac and Agen are around 20km away.
Moissac is the home to the UNESCO world heritage site of the Abbey and Cloisters, and should be on every guest's list of things to do. Moissac is also the centre of the Chasselas grape growing area, which unlike most other grapes grown throughout the Quercy region is a sweet grape, and often used to produce raisins. Many other soft fruits are grown in the area including apples, pears, peaches, plums and apricots, and the blossom time in spring is a wonder to behold.

A Security Deposit is also payable, and this is usually refunded (less any deductions) within one week of the end of your stay.
Cleaning at the end of your stay is not included: It may be available as an Option, but this (and any other services required) should be booked well in advance of your stay to ensure availability
